When I look back at more than 23 years of Town & Country Property in Pattaya, the thing I am most proud of is not an award, a logo on the wall or a certificate.
It is simply that we are still here.
Town & Country Property was established in Pattaya in 2003.
Since then, this market has gone through just about everything. Property booms, financial crises, political uncertainty, floods, COVID, changing ownership rules, changing buyer behaviour and more competition than I could ever have imagined when we started.
Many companies came and went.
We stayed.
And along the way, we learned a lot.
We were never only brokers
One thing that has always made Town & Country different is that we have experienced property from more than one side of the table.
We were involved as developer and co-developer in projects including The Meadows, Whispering Palms and The Residence Jomtien, representing more than 125 completed homes and residences.
Those projects were completed and sold many years ago, but the experience has stayed with us.
When you have actually developed property yourself, you look at a house or condominium very differently.
You understand construction.
You understand layouts.
You understand infrastructure.
You understand where developers sometimes save money.
And you understand which details still matter ten or fifteen years after the marketing brochures have disappeared.
That experience is something I still use every day.
We have been there and done it
People sometimes ask what makes someone a property expert.
For me, it is not a title.
It is experience.
I have spent more than two decades looking at properties, developments, land, construction, buyers, sellers and market cycles in Pattaya and the Eastern Seaboard.
I have seen beautiful projects that did not sell.
I have seen average projects that sold extremely well.
I have seen clever developers, difficult developers, excellent agents and unfortunately also plenty of people who probably should have chosen another profession.
You learn from all of it.
That is why I often say: we have been there and done it.
Not because we know everything.
Nobody does.
But because after 23 years, very little in this market surprises us anymore.
The RE/MAX chapter
From December 2015 until June 2020, Town & Country Property operated under the RE/MAX banner.
It was an interesting and valuable chapter for us.
RE/MAX is one of the best-known international real estate brands in the world, and being part of that network gave us additional international exposure and systems.
But over time, something became increasingly clear.
In Pattaya, the Town & Country name itself had become stronger than the franchise name.
Clients knew us as Town & Country.
Developers knew us as Town & Country.
Colleagues knew us as Town & Country.
So in 2020 we made the decision to leave the franchise and continue independently again under our own name.
It was the right decision.
Town & Country Property had already built its own identity.
Recognition is nice. Reputation is better.
Over the years, we have been fortunate to receive industry recognition, awards, professional affiliations and plenty of applause from clients, colleagues and business partners.
Of course I appreciate that.
Everyone likes recognition.
But I have always believed that reputation is built in a much simpler way.
Do what you say you will do.
Be honest when a property is not right.
Do not push people into something just because you have it listed.
And stay around long enough to deal with the consequences of your advice.
That last point matters.
In property, it is very easy to disappear after the commission is paid.
We prefer to still be here when the client comes back years later.
And many do.
We listen first
After all these years, our philosophy has actually become simpler.
We listen first.
If somebody comes to us looking for a condominium, family home, land, investment property or simply some honest advice, our job is not to immediately start selling.
Our job is to understand what genuinely fits.
Budget.
Location.
Lifestyle.
Purpose.
Expectations.
Sometimes the right advice is to buy.
Sometimes it is to wait.
Sometimes it is to walk away.
That may not always be the fastest route to a commission, but it is a much better route to a long-term relationship.
Still independent. Still here.
Town & Country Property has changed a lot since 2003.
The market has changed.
Technology has changed.
The way people search for property has changed completely.

But the basic business has not changed very much.
People still want somebody they can trust.
Somebody who knows the area.
Somebody who understands property.
And somebody who will tell them what they really think.
That is what we have tried to be for more than 23 years.
The awards, recognition and applause are appreciated.
