Firstly, a question. Where “Pattaya People” live?
The vast majority live in East Pattaya. Some people refer to this area as the “Dark-side”. (Across from Sukhumvit road)
It is called the “Dark-side” because working Pattaya residents sleep early and wake up early.
Hence, the “dark-side”: Lights out at 10 PM.
In East Pattaya, you will find an abundance of (gated-) residential estates.
From quite affordable home divisions like Chatkaew, Classic Village, and Pornthep projects, to more affordable and popular ones like the SP-Village projects, Greenfield projects, The Meadows (our signature Town & Country Property development!), Silk Road, and others. In the more luxury segment, we find the exclusive Siam Royal View, The Vineyards by award-winning Siam Developments company (their latest is called The Plantation), Phu Tara Villas, Grange Park, Baan Anda, and many more.
Also, very popular is the Mabprachan Reservoir area with beautiful rural lake Mabprachan.
Many expats live there as it is not only close to the motorway, but also very near the Regent International school and Rugby school. A popular development in and around Mabprachan reservoir is of course Whispering Palms – a very secure private project with luxury pool villas for sale and rent.
Closer to Pattaya and so closer to the beach we have some more exclusive projects with villas for sale like the brand-new “Serenity” luxury villas within walking distance from the beach; View Talay Villas and Jomtien Park Villas and Palm Oasis.
Downtown Pattaya there is popular Baan Natcha as one of the very few estates in the Central area.
There are a few projects just off Thepprasit Road: TW Lagoon and Suksabai Villas, but they are “older”.
So-called “Beachfront” properties for sale are a rarity to be found.
We have 2-3 listings – all in high-end budget class.
“Close to the beach” is a possibility, however.
Majestic Villas on Pratumnak Hill is a good sample.
Further south of Pattaya City: Jomtien and Na-Jomtien Beach, Baan Amphur, and Bang Saray are known for slightly more affordable “beach properties”, such as Baan Fah Rimhad and Baan Somprasong Villas.
