Real estate marketing has changed dramatically since Town & Country Property opened its doors in Pattaya in 2003.

Back then, good photographs, a newspaper advertisement and a decent shop window could take you a long way.

Today, buyers may discover a property through Google, YouTube, Facebook, LINE, an AI search, a video, or even an image search before they ever speak to an agent.

For us, that does not make the agent less important. It makes presentation, speed and judgement more important.

Property has become visual

A few static photographs are no longer enough for serious property marketing.

We increasingly use cinematic video, drone footage, short-form social content and proper property storytelling. A good video should do more than show the swimming pool and bedrooms. It should help somebody understand how the property feels.

That is why our property videos are distributed across YouTube, Facebook and other channels rather than simply sitting on a listing page waiting to be discovered.

Search has changed too

Our website now uses AI-assisted search tools designed to make finding the right property easier.

Instead of forcing somebody through endless dropdown menus, technology can increasingly understand normal requests such as a three-bedroom villa in East Pattaya below a certain budget, or help people search using images and voice.

That matters because property databases become useless when they are large but difficult to navigate.

The goal is not to show somebody the most properties. It is to get them to the right properties faster.

Technology should improve service, not replace it

I like technology when it removes unnecessary work.

AI can help organise information, improve search, answer basic questions and make property discovery much faster.

But AI does not walk through a house and notice poor construction. It does not know that a road floods after two hours of heavy rain. It does not know whether the neighbour is about to build something unpleasant next door.

That is where local knowledge and experience still matter.

Better marketing starts with better selection

There is also no point producing beautiful marketing for a property that is badly priced, badly presented or simply wrong for the market.

We would rather spend time understanding the property, the likely buyer and the correct positioning before deciding how to market it.

Some properties need video. Some need professional photography. Some need a strong investment story. Some need nothing more complicated than the right buyer being introduced at the right moment.

The tools changed. The principle did not.

After more than 23 years in Pattaya property, the tools we use today would have looked like science fiction when we started.

But the basic principle is exactly the same.

Listen first. Understand what the client actually needs. Present the property properly. Be honest about what works and what does not.

Technology can help us do all of that faster.

It should never become an excuse to stop thinking.
