In many parts of Huay Yai, the land is a very important part of the purchase decision.
You may fall in love with a beautiful villa, but I always look carefully at the plot underneath it. How large is it? How good is the access? What is happening around it? And what is that land likely to be worth in the future?
Huay Yai still offers larger plots than many areas closer to Pattaya, and that can be a major advantage. Buildings age, designs change and houses can always be renovated. Good land in the right location is much harder to replace.
That is why, when I inspect a property in Huay Yai, I am often looking at two investments at the same time: the home you enjoy today, and the land that may become increasingly valuable tomorrow.
Very well. In fact, connectivity is one of Huay Yai’s strongest points.
The main roads are wide, traffic is generally manageable and you can get in and out of the area easily. Sukhumvit Road, Na Jomtien, Jomtien and Pattaya are all within convenient reach, while Highway 331 and Motorway 7 give good access towards Rayong, Bangkok and the wider Eastern Seaboard.
U-Tapao Airport is also relatively close, which will become increasingly important if the wider EEC infrastructure continues to develop as planned.
What I like is that Huay Yai feels peaceful without feeling remote. You can live in a quiet residential environment, yet supermarkets, schools, beaches, restaurants and major road connections are never too far away.
For people who drive, Huay Yai works extremely well.
I think Huay Yai has a very interesting future, especially as a long-term residential market.
One major factor is the EEC. The planned EEC Capital City, or EECiti, is actually located in Huay Yai and is intended to become a major new business, residential and smart-city centre. If even a substantial part of those plans materialises, it is difficult to imagine Huay Yai remaining the same quiet outlying area it is today.
More development normally means more infrastructure, employment, residents and demand for housing. Over time, that should be positive for both rental demand and property values.
That said, I would never buy something simply because somebody puts "EEC" in the sales brochure. Huay Yai is very spread out, and location within Huay Yai matters enormously.
I would still look first at the land, road access, surroundings, quality of the development and what could eventually be built nearby.
For me, Huay Yai is not a quick speculative play. It is an area where I believe sensible property bought today could look increasingly interesting as this part of the Eastern Seaboard continues to develop.
Huay Yai suits people who want a proper home rather than an urban lifestyle.
It is especially attractive to families, long-term residents and buyers who value space, privacy and easy access more than being able to walk to restaurants, shops or the beach.
You will find plenty of detached homes, private pool villas and smaller gated communities, often on larger plots than you would normally get closer to central Pattaya or Jomtien.
It also works well for people who drive regularly. From Huay Yai, you can reach Jomtien, Na Jomtien, Sukhumvit Road, Motorway 7 and the wider Eastern Seaboard without too much difficulty.
I would probably not recommend Huay Yai to somebody who wants to step outside their front door and immediately be surrounded by cafés, nightlife and activity.
But for somebody who prefers to come home, close the gate and enjoy some peace and space, Huay Yai can be a very comfortable place to live.
Huay Yai is quite a nice place to live, but it is different from many other residential areas around Pattaya.
There is no real town centre. Huay Yai is basically a long, stretched-out road with local roadside shops, smaller gated communities and residential developments spread along it. Some people like that, others may miss having a proper central area with cafés, restaurants and places where people naturally gather.
For me, Huay Yai is first and foremost a residential destination. It is quiet, spacious and generally very easy to get around. The roads are wide, connectivity is excellent and Jomtien, Na Jomtien, Sukhumvit Road and the wider Pattaya area are all within easy reach.
There are relatively few real local hangouts or destination restaurants, although that is slowly changing. Patrick's Steakhouse, which replaced Daddy Deli, seems to be doing remarkably well.
One landmark that deserves a special mention is the stunning Huay Yai temple. I almost see it as an ongoing masterpiece. Every year it seems to become a little more beautiful.
So Huay Yai may not offer much of a town-centre lifestyle, but as a peaceful, well-connected residential area with space around you, it has a lot going for it.
